How do I keep dust, debris and pine needles from jamming my garage door?
Keep the tracks clear and dry, lubricate only the points your door maker specifies, and have worn rollers replaced before they start grinding. Dust, sand and pine needles do the most damage when they mix with grease on a track or pack into the bottom of the vertical tracks, where rollers grind over them and wear flat.
Routine for dusty or wooded lots
- With the door closed and the opener unplugged, wipe the accessible track surfaces and clear needles and leaves from the bottom of each vertical track.
- Keep oil and grease off the running surfaces. A greasy track holds grit.
- After cleaning, lubricate hinge pivots and serviceable roller bearings with the product and schedule your manual names, then wipe off excess.
- Sweep the area under the door so debris is not dragged into the bottom seal.
- Wipe the safety sensor lenses and keep the space between them clear.
Signs debris has already caused wear
- Grinding or crunching as the door passes one spot.
- Rollers that wobble or show flat spots.
- A door that hesitates, binds or reverses partway.
Stop using a door that binds, and do not pry at track brackets or bottom brackets to clear a jam.
What a tune-up adds
For homes near open fields or under trees, a yearly tune-up helps a lot. The technician clears the tracks, replaces rollers that have worn from grinding on debris, lubricates the specified moving parts after cleaning, and can discuss compatible sealed rollers where appropriate. No lubricant or roller guarantees a particular service life, but clean, dry tracks slow the wear.
