Do you work with property managers and bill the management company?

Yes. Property management companies, leasing offices and individual landlords can all send us work orders. The management company or owner authorizes the work and receives the invoice, and we coordinate the visit with the tenant or whoever is on site. The occupant is not billed.

How the process works

1. Email or call (916) 838-8182 with the work order: the unit address, the problem, access instructions and the billing contact.
2. We arrange access with the tenant, on-site staff, a lockbox or gate code.
3. The technician diagnoses the door and gives a written price before any work starts, so you can approve it or check with ownership first.
4. After the work, the invoice goes to your office.

Repair and service visits carry a $45 diagnostic trip fee. New door estimates for a unit are free.

Portfolios, vacant units and make-ready work

• Multiple properties: we can be your garage door vendor across Sacramento and our full service area, with one billing setup for the portfolio.
• Vacant rentals: give us the lockbox or gate information and we can repair the door before the next tenant moves in. If there is a move-in deadline, tell us when you call so we can confirm availability.
• Small landlords: you do not need to be a large company; an owner with one rental can authorize and be invoiced directly.

What we handle at managed properties

Springs, cables, openers, off-track doors, panels, new door installation and routine tune-ups. For a door that is unsafe or leaves a unit unsecured, we handle emergency calls too.
