Can a property manager authorize a garage door repair and arrange access?

Yes. When a property manager authorizes the work, the PM is the customer on that job. The owners can be out of town, and nobody from the management company has to be on site, as long as we have a way in and know who receives the invoice.

Ways to arrange access

• Gate list: in gated communities, add us to the gate list for the day of the visit and tell us the account name if it differs from yours.
• Gate code or lockbox: send it with the work order for a vacant unit or a property with no one home.
• Tenant access: the tenant can let us in, including with their own gate code, once you have authorized the work.
• Meeting on site: the PM or a maintenance contact can meet the technician if you prefer.

What to include with the authorization

• The property address and unit, and which garage or building has the problem.
• A short description of what the door is doing.
• Access instructions, tenant name and phone, and any dogs or locked side gates.
• The billing contact and any approval limit or work order number your office uses.

How approval works on site

The technician diagnoses the door and gives a written price before any repair work starts. If the price needs owner approval, you can check with ownership before we proceed. Repair visits carry a $45 diagnostic trip fee, billed to whoever authorized the job.
